Renovate or Relocate? How Durham Region Homeowners Can Decide What's Worth the Investment in 2027
Friday Nov 06th, 2026
Sometimes, spending $50,000 on your home is a brilliant decision. Other times, it's money you may never recover when you sell. So how do you know whether to renovate or move?
If you're weighing that decision for 2027, start with something more important than kitchen finishes or listing prices: What's driving the change, and could your current home give you what you're looking for?
WHAT CAN A RENOVATION REALLY FIX?
Tired cabinets, outdated bathrooms and poor storage? Those can be fixed. A long commute, a small backyard or a layout that no longer suits your family? Not so easily.
Think about what you want your everyday life to look like. If you love your street, neighbours and routine, improving your current home may be the right answer. But if the problems go beyond finishes and fixtures, a fresh start could be worth exploring.
Timing matters, too. Planning to move in two or three years? A major renovation may offer little time to enjoy the results, and you might not recover its cost when you sell. If you're staying for a decade, comfort and convenience can be valuable returns in themselves.
THE TRUE COST OF STAYING OR MOVING
Before committing $50,000 to renovations, consider what that budget could contribute toward a home with the space and features you already want. Of course, moving has costs of its own, including selling expenses, legal fees, land transfer tax and movers.
Then there's financing. Moving may affect your current mortgage rate, depending on your lender and terms. Renovation loans or lines of credit also add to your monthly expenses.
Compare the full cost of both options, not just the upfront price. And remember that renovation quotes aren't guarantees. Opening walls can reveal aging wiring, plumbing problems or structural repairs.
Get detailed estimates and leave room for unexpected work before deciding.
KNOW WHAT YOUR LOCAL MARKET WILL SUPPORT
Durham isn't one uniform market. The price difference between a smaller home in Ajax and a larger one in Whitby may look very different from an upgrade within Oshawa. Proximity to GO Transit, schools and amenities can also influence buyer demand.
Spending $120,000 on renovations doesn't necessarily add $120,000 to your resale price.
Some improvements attract future buyers; others mainly make life more enjoyable for you. Both have value, but they're not the same investment.
Start with three realistic numbers: what your current home could sell for, what a suitable next home would cost, and what updating your existing home would require.
Not sure where to start? Finding out what your home is worth today could change how you approach 2027.
