In fact, for some homeowners, waiting until September or October may make more sense than rushing to the market in Spring/Summer.

Your Home Can Look Fantastic in the Fall

One of the underrated advantages of a fall listing is presentation. Think crisp mornings, mature landscaping, colourful trees and that cozy feeling buyers naturally associate with the season.

You don't need a magazine-perfect home to make an impression. A tidy exterior, clean windows, fresh mulch, a welcoming front entrance and a few simple seasonal touches can go a long way. And unlike the heat of July, September and October can offer much more comfortable conditions for showings.

Families Are Back Into a Routine

Summer can be chaotic. Vacations. Camps. Cottage weekends. Kids home from school. Sports tournaments. Long weekends. By September, life starts to settle back into a routine. For families who have been thinking about moving, this can be the point where the conversation becomes: “Okay. Let's actually do this.”

That can create a very active group of buyers heading into the fall market.

Real estate isn't one single market. The experience of selling a home can be quite different depending on the type of property, neighbourhood, price range and buyer you're trying to attract.

A detached home in one neighbourhood may have a very different buyer pool than a townhouse or condo somewhere else.

So, Is Fall Better Than Spring/Summer?

Not necessarily. There isn't one magic month that guarantees the best price or the easiest sale.

The best time to sell is ultimately the time that makes sense for your circumstances, your property and the market you're competing in.

But if you've been telling yourself: “We missed the Spring/Summer market. We'll just wait until next year.”

Fall can offer motivated buyers, less competition in some segments and a great opportunity to showcase a home before the market heads into the quieter winter months.
